Bathroom renovation in Auckland
An Auckland bathroom renovation runs about $28,000 excl. GST, against a New Zealand typical of $22,000 (CheckMyBuilder, July 2026): a factor of about ×1.27. Superior Renovations, an Auckland company, attributes the gap to labour rates of $90–120 an hour and to membrane product costs.

Auckland consent, in practice
Schedule 1 of the Building Act is national law, so the exemptions are the same in Ōtara as in Ōamaru. What differs is fees and processing. Auckland Council's kitchen, bathroom and home renovations guidance sets out which work it considers unlikely to need consent and which will.

These are one Auckland company's summary of the council's schedule, not figures we read on the council's own fees page. Confirm them with the council for your job.
What Auckland housing stock does to a bathroom
Superior Renovations, which works across Auckland, names the pattern in its own guidance: older stock, villas, bungalows and leaky-era homes, regularly produces surprises once the GIB comes off, and its worked example is a 1960s Mt Eden bungalow where rotten framing, outdated wiring and no waterproofing at all turned a $25,000 job into a $38,000 one. That is the case for the 15–20% contingency it recommends, and for finding out what is behind the tiles before you commit to a number.
There is an age point too. WorkSafe says homes built before 1 January 2000 may contain asbestos, including in wet-area linings, behind wall tiles and under vinyl. A large share of Auckland's housing predates that. What to test before strip-out.
What we will do in Auckland, once we can
- Contract a bathroom crew that takes subcontract strip-out, carpentry, waterproofing and tiling work.
- Contract a licensed plumber, checked on the PGDB register, and a registered electrician, checked on the EWRB register.
- Agree an asbestos testing and licensed-removal route for pre-2000 homes.

Why is Auckland dearer?
Superior Renovations attributes it to labour rates, putting plumbers, electricians and tilers at $90–120 an hour, and to the cost of quality waterproofing membrane products. It also puts a new tiled shower at $2,000–9,500 in Auckland against a $1,550–8,250 New Zealand range for the same reasons.
Do Auckland bathrooms need consent?
Same rules as anywhere: Schedule 1 of the Building Act is national. Auckland Council's own renovation guidance lists like-for-like replacement in the same position as work that generally does not need consent, and new sanitary fixtures, tiled wet areas and drainage changes as work that generally does. Check your own job with the council before anyone starts.
How long does it take in Auckland?
Superior Renovations puts a budget refresh at 3–7 days in Auckland against a 2–5 day New Zealand average, a mid-range full renovation at 3–4 weeks against 2–3, and luxury or structural at 4–8 weeks and up against 5–6. It attributes the gap to tradie availability, with 1–2 week delays before work starts, Auckland Council consent processing of 1–3 weeks, and humidity slowing drying times.
