Bathroom renovation in Christchurch
A Christchurch bathroom renovation runs about $22,000 excl. GST, which is also the New Zealand typical (CheckMyBuilder, July 2026): a factor of ×1. The national price tiers apply here without the Auckland or Wellington loading.
We are not taking Christchurch bookings yet, because no crew is contracted here. What follows is what the published sources say about doing a bathroom in Christchurch, including the council's own exemption rules and fees, and what we will do here once we can.
| Figure | Christchurch | New Zealand | Source |
|---|---|---|---|
| Typical bathroom renovation | $22,000 | $22,000 | CheckMyBuilder, excl. GST |
| Budget tier | $8,000–$15,000 | $8,000–$15,000 | CheckMyBuilder, excl. GST |
| Mid-range tier | $15,000–$35,000 | $15,000–$35,000 | CheckMyBuilder, excl. GST |
| Premium tier | $35,000–$70,000 | $35,000–$70,000 | CheckMyBuilder, excl. GST |

Is building consent different in Christchurch?
Not the rules. Schedule 1 of the Building Act is national law, so relining and retiling an existing bathroom, and altering its plumbing without adding a fixture, are exempt in Christchurch exactly as they are anywhere else. The consent guide covers those clauses and MBIE Determination 2024/054.
What Christchurch adds is its own, unusually detailed, discretionary layer. Christchurch City Council's B-390 exemption information sheet (version 13, November 2025) lists the residential work it may consider exempting under Schedule 1(2), on application, and the work it generally will not. Three lines matter for bathrooms:
- It may consider“installation of additional sanitary fixtures in an existing bathroom with clear details and relevant registered contractors”, which is the one thing clause 35 does not exempt as of right.
- It may considerplumbing and drainage beyond clauses 34 and 35 that is still low risk, giving “installation of a new ensuite” as the example, case by case.
- It will generally notexempt “wet-area showers on timber floors, especially on upper levels”, because, in its words, “these have a history of failure”. A tiled shower over a timber floor in a two-storey Christchurch home is a consent job.
The sheet is also plain that an exemption from consent is not an exemption from the Building Code, that no code compliance certificate is issued for exempt work, and that the process is meant for practitioners with a proven record under consent. For most homeowners the practical reading is: stay inside the as-of-right exemptions, or get a consent.
| Item | Fee, GST inclusive |
|---|---|
| Schedule 1(2) discretionary exemption application, residential | $660, approved or declined |
| Residential alteration consent deposit, work valued up to $19,999 | $2,000 deposit |
| Administration fee on every building consent | $180 |
| Building consent officer processing time | $225 an hour |
| On-site residential inspection | $210, plus $30 travel each visit |
| Code compliance certificate, residential alteration | $220 |
From the council's own building regulation fees and charges page, read 23 October 2026. Deposits are invoiced at lodgement and the final fee depends on the officer hours and inspections the job takes, so treat the deposit as a floor, not the bill.
What do Christchurch bathrooms throw up?
Earthquake repairs, mostly. A great many Christchurch homes had foundation, floor or lining repairs after 2010 and 2011, some of them done quickly, and the bathroom is where that work tends to show up again a decade on. Tiles cracked along the line of a relevelled slab. A shower tray that no longer falls to its waste because the floor moved under it. Hairline cracks in a wall that was replastered rather than relined. A door eased to fit a frame that is no longer square. None of that is a reason not to renovate, but it is a reason to find out what the floor is doing before anyone prices a tiled shower on top of it.
The council's exemption sheet draws the line clearly. Repairing or replacing a damaged foundation is something it may exempt only against MBIE's Canterbury repair guidance, with an engineer's report and soil tests behind it, and it will generally not exempt work on land subject to a hazard, naming flood awareness areas and some hill sites, or a complete foundation replacement, which it calls a major alteration. If a bathroom strip-out in a repaired house uncovers a foundation problem, the job stops being a bathroom job.
There is an age point too. WorkSafe says homes built before 1 January 2000 may contain asbestos, including in wet-area linings, behind wall tiles and under vinyl, and Christchurch has plenty of pre-2000 stock in its inner and eastern suburbs. What to test before strip-out, and WorkSafe's asbestos-in-the-home page.
What has to happen before we take Christchurch work?
Four things, and until all of them are true this page carries a waitlist and not a buy button: a contracted bathroom crew, a licensed plumber and a registered electrician checked on the PGDB and EWRB registers, an agreed asbestos testing and licensed-removal route for pre-2000 homes, and all of them named here with their registration details.
- Contract a bathroom crew that takes subcontract strip-out, carpentry, waterproofing and tiling work.
- Contract a licensed plumber, checked on the PGDB register, and a registered electrician, checked on the EWRB register.
- Agree an asbestos testing and licensed-removal route for pre-2000 homes.
- Name them here, with their registration details and the areas they cover.
Christchurch questions
How much does a bathroom renovation cost in Christchurch?
CheckMyBuilder's July 2026 guide puts an indicative Christchurch bathroom renovation at $22,000 excl. GST, which is also its New Zealand typical, so the regional factor is 1.00. Its national tiers are $8,000–15,000 for a budget job, $15,000–35,000 mid-range and $35,000–70,000 premium, and in Christchurch those apply without a loading. Auckland, by comparison, sits at $28,000.
Do I need building consent for a bathroom renovation in Christchurch?
The exemptions are national: Schedule 1 of the Building Act applies in Christchurch exactly as it does elsewhere, so relining and retiling, and altering existing plumbing without adding a fixture, are exempt. Christchurch City Council's B-390 exemption sheet (v13, November 2025) adds its own discretionary layer: it may consider exempting additional sanitary fixtures in an existing bathroom, or a new ensuite, where the details are clear and the contractors are registered, and it says it will generally not exempt wet-area showers on timber floors, especially upstairs, because of their history of failure.
What does Christchurch City Council charge?
On the council's 2026/27 schedule, a Schedule 1(2) exemption application for residential work is $660 whether it is approved or declined, a residential alteration consent takes a $2,000 deposit for work valued up to $19,999, every consent carries a $180 administration fee, officer time is $225 an hour, an on-site inspection is $210 plus $30 travel, and the code compliance certificate for a residential alteration is $220. All GST inclusive.
What is different about renovating a bathroom in a Christchurch house?
The earthquakes. A large share of the city's older homes had foundation and floor repairs after 2010 and 2011, and a bathroom is where that shows: tiles cracked along a relevelled slab, a shower tray that no longer drains to the waste, doors eased to fit a moved frame. The council's exemption sheet treats foundation repair and work on hazard-affected land (flood awareness areas, some hill sites) as consentable, so if a bathroom job uncovers a foundation problem, the scope changes. Pre-2000 homes also carry the usual asbestos question in wet-area linings.
Can you do my Christchurch bathroom now?
Not yet. We contract a bathroom crew, a licensed plumber and a registered electrician in an area before we sell a visit there, and that is not done in Christchurch yet. Join the waitlist and nothing is charged; we email you when visits open, with a payment link.
Which suburbs?
We are not going to list suburbs we cannot yet serve. When a crew is contracted, this page will say who it is and which parts of Christchurch they cover, with their registration details.
