Bathroom renovation on a budget: what each price level actually buys
A cosmetic refresh costs $8,000–15,000 excl. GST for a standard NZ bathroom and a small-room upgrade $4,000–8,000. What $5k, $10k, $20k and $35k realistically buy, where to save, and the three things never to cut.

Key takeaways
- Under about $8,000: a small-room minor upgrade ($4,000–8,000, Superior Renovations) or a shower swap to an acrylic unit ($900–2,000 installed). Not a retile.
- $8,000–15,000 excl. GST: a cosmetic refresh of a standard room that keeps the tiles and the layout (CheckMyBuilder, July 2026).
- $15,000–35,000 excl. GST: the mid-range job, new tiles and membrane with the fixtures where they are. CheckMyBuilder puts the typical New Zealand bathroom at $22,000.
- The biggest savings come from keeping the layout: moving a toilet or shower adds $2,000–6,000 on its own.
- Never cut the membrane, the licensed plumber or a 15–20% contingency.
On a tight budget, the price level decides the scope, not the other way round. Under about $8,000 you are looking at a small-room upgrade or a new acrylic shower. $8,000–15,000 excl. GST buys a cosmetic refresh of a standard room with the tiles left on. Retiling, with a new waterproof membrane, starts around $15,000 and CheckMyBuilder puts the typical New Zealand bathroom at $22,000 excl. GST. The cheapest bathroom is the one that keeps every fixture where it already is.

CheckMyBuilder's figures exclude GST, so add 15% to compare them with a quote that includes it: a $10,000 excl. GST refresh is $11,500 to pay. Its regional typicals run from $20,000 outside the main centres to $28,000 in Auckland. Both sources were checked on 16 September 2026, and our cost guide shows every band side by side.
Can you renovate a bathroom for $5,000 or $10,000?
For $5,000 you can do a lot to a small room and very little to a large one. Superior Renovations puts a small-bathroom minor upgrade at $4,000–8,000: a new vanity and tapware, a toilet in the same spot, paint, lighting and a fan. In a standard room, $5,000 is closer to a single item, such as replacing a failing shower with an acrylic unit at $900–2,000 installed, plus the fittings around it.
$10,000 sits inside CheckMyBuilder's cosmetic refresh band of $8,000–15,000 excl. GST. That is a refresh: everything you touch is replaced and the tiles, membrane and layout stay. It is the right job if the shower does not leak and the tiles are just dated. It is the wrong job if there is moisture behind the tiles, because re-grouting over a failed membrane only hides the problem.
What does $20,000 to $35,000 get you?
This is where the tiles come off. A retile strips the room back to the framing, puts in new wet-area substrate and a new waterproof membrane, tiles it out and refits the fixtures in the same positions. CheckMyBuilder's mid-range band is $15,000–35,000 excl. GST, with $22,000 typical. In a small room Superior's full renovation band is $15,000–25,000, which is why a small bathroom rarely comes in as cheaply as people hope: the plumber, the electrician and the waterproofer cost much the same whatever the floor area.
Where can you save money without regretting it?
- Keep the layout. Moving a toilet or shower adds $2,000–6,000 excl. GST (CheckMyBuilder), and adding a fixture takes the job out of the Schedule 1 exemptions and into consent.
- Tile the wet zones, paint the rest. Floor-to-ceiling or premium tile adds $2,000–10,000 (CheckMyBuilder). Tiling the shower walls and the floor, with a moisture-resistant paint elsewhere, keeps most of the look for less.
- Buy the vanity off the shelf. A custom vanity or joinery adds $1,500–5,000 (CheckMyBuilder).
- Consider acrylic in the shower. An acrylic unit has fewer joints than tiles and costs a fraction of a tiled shower, which is why it suits rentals and tight budgets.
- Supply your own fixtures, carefully. It can save a margin, but agree with whoever installs them first, and ask the plumber before you buy, so nothing arrives that they will not fit.
What should you never cut to save money?
Three things. The membrane, because it is the part that fails and the part nobody can see once it is tiled; the showers in MBIE Determination 2024/054 failed Building Code clause E3 through water getting into the concealed space. The licensed plumber, because the Schedule 1 clause 35 plumbing exemption only applies to work done by an authorised person. And the contingency: Superior Renovations recommends 15–20% on any bathroom, for the rot and old repairs that only show up once the linings are off.
Labour is the largest share of a mid-range job, at 40–50% of the total in Superior's breakdown, with materials 20–25% and fixtures 15–20%. That is why cutting the scope saves more than cutting the product: a cheaper tap saves tens of dollars, while leaving the shower where it is saves days of trade time.
Questions
What is the cheapest way to renovate a bathroom in NZ?
A cosmetic refresh that keeps the tiles, the membrane and the layout: new vanity, tapware, toilet in the same position, paint, lighting and an extractor fan. CheckMyBuilder puts it at $8,000–15,000 excl. GST for a standard room, and Superior Renovations puts a small-room minor upgrade at $4,000–8,000.
Is a $10,000 bathroom renovation realistic?
Yes, for a refresh. $10,000 sits inside the $8,000–15,000 excl. GST cosmetic band, so it can replace everything you touch but not strip and retile a standard room. Retiling with a new membrane starts around $15,000.
How much should I budget for a full bathroom renovation?
CheckMyBuilder puts the typical New Zealand bathroom renovation at $22,000 excl. GST, and $28,000 in Auckland. Add a 15–20% contingency (Superior Renovations) for what turns up behind the linings.
Do budget bathroom renovations need consent?
Usually not, if the fixtures stay in the same places and the number of sanitary fixtures in the house does not go up. That is Schedule 1 clauses 12 and 35 of the Building Act. The work still has to meet the Building Code.
